License agreement/product use rights document/etc. to see if you would still need one of the windows server CALs (these are a lot cheaper than RDS CALs so it doesn't matter as much). If one of the 3 people will always log directly on to the server console then it changes the license requirements some in that you would not need one of the RDS CALs. This is for 3 unique humans that connect to the server using Remote Desktop and run regular applications. If I understand you correctly, the equivalent of what you have now would be a Server 2012 R2 Standard license with 3 Windows Server CALs and 3 RDS CALs. If you need Remote Desktop Services (old name Terminal Services) functionality then Essentials is not an appropriate Windows Server 2012 R2 Essentials only supports a maximum of 2 Active sessions, and these are for administrative purposes only.
